Clear expectations make better decisions. Here are the questions clients ask most often.

Practical guidance without the jargon.

These are the questions that typically come up early in the process.

How soon should I talk with an agent?+

Earlier than most people think. Even a short planning call can clarify your budget, timing, and neighborhood strategy.

Do I need full pre-approval before I tour homes?+

Not always. But before you get too far into the search, serious buyers should understand their financing.

Can you help if we're moving from another city or country?+

Yes. I regularly help clients compare neighborhoods, tour homes remotely, and make decisions across time zones. That keeps the process moving even when you can't be here in person.

How long does buying a home take?+

Every search is different. A practical range is one to three months of touring after pre-approval, then about 30 to 45 days of escrow once an offer is accepted. We set expectations at the start so the timeline doesn't catch you off guard.

How long does it take to sell a home?+

Most listings take two to four weeks to prepare before going live, including repairs, staging, photography, and pricing. In the San Gabriel Valley, a well-prepared home often attracts offers in the first one to two weeks, followed by a 30-to-45-day escrow.

How do you handle compensation?+

We discuss compensation openly and put it in writing before we begin, whether you are buying or selling. You will know what to expect before signing anything, and it does not change mid-transaction.

Do you work with overseas and foreign-national buyers?+

Yes. We regularly help international clients compare neighborhoods, tour remotely, and understand financing paths available to foreign nationals. Oliver holds a mortgage license (NMLS #1938893), so financing questions can be handled in the same conversation.

Can you help with the mortgage, not just the home search?+

Yes. Oliver is licensed in real estate (CA DRE #01980763) and mortgage lending (NMLS #1938893). We compare loan structures and monthly-payment scenarios alongside the home search, so you can make one coordinated decision rather than two separate ones.

Which areas do you serve?+

We focus on Los Angeles County and the San Gabriel Valley, including Monrovia, Arcadia, Glendora, San Dimas, Duarte, Azusa, Hacienda Heights, and El Monte. We also regularly help clients move into and out of the area.

Do you handle investment properties and rentals?+

Yes. We help investors evaluate purchases, manage renovation-and-resale projects, and handle lease listings from start to finish. That includes preparation, marketing, applicant screening, and compliance with current California rental regulations.
